<br /> <br /> <br />00 5 <br />Community approval of the <br />PERMIT to allow a small vehicle rental and leasing business at 3114 Old Highway 8, <br />subject to the following conditions: <br /> <br /> <br />1. For the purpose of this Conditional Use Permit "small vehicle" shall mean a <br />passenger car, sport utility vehicle and/or a V2 ton pick-up truck. A trailer or boat <br />shall not be considered a small vehicle, <br /> <br />2. The northern most vehicle access on Old County Road 8 must be removed, for <br />which a permit to work within the County right-of-way is required and for which <br />said improvements must meet City curb and gutter design standards. <br /> <br />3. A scaled drawing of the site plan must be submitted that includes parking lot and <br />drive lane striping, trash enclosure, security fencing, trailer/dolly and vehicle <br />storage for review and approval by the Development Review Committee. <br /> <br />4. The installation of boulevard trees (consistent with City policy) must be installed <br />either within the boulevard adjacent to County Road D or in the front yard if the <br />boulevard width is inadequate. <br /> <br />5, A sign plan consistent with Section 1009 of the Roseville City Code, must be <br />submitted and be reviewed and approved by the Development Review Committee. <br /> <br />6. A site lighting plan consistent with Section 1011 of the Roseville City Code must <br />be submitted and be reviewed and approved by the Development Review <br />Committee. <br /> <br />7. The use of the building and site shall be limited to a small vehicle rental and <br />leasing business. <br /> <br />8. The premises must be inspected by the Fire Marshal and Building Official for life, <br />safety, and code compliance and submittal and issuance of a building permit (or <br />other permit) for all necessary and required improvements. <br /> <br />9. The property owner must submit documentation that petroleum tanks have been <br />removed as per Minnesota Pollution Control Agency regulations. <br /> <br />10. The applicant shall patch, repair, seal coat consistent with City Code requirements <br />and permits for parking lot and building repair, <br /> <br />PF3598_RCA_092704 Page 4 of5 <br />
