<br /> <br />Departrnent Approval: <br />TP\DPW <br /> <br /> <br /> <br />Item Description: <br /> <br />A request by United Properties to approve a PRELIMINARY AND <br />FINAL PLAT of a replat of Lots 13 - 19 Applewood Point of Arona <br />(PF3586). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 United Properties seeks to realign town home lots in the third group of Phase 1. If <br />approved, the shift will move lots 13 through 18 f~ feet further north. In order to <br />complete this work, United Properties seeks approval ofa PRELIMINARY PLAT within <br />the Townhomes of Applewood Point Second Addition development. A new plat will be <br />created for these lots. <br /> <br />PROJECT REVIEW HISTORY <br />· Application Submitted & Determined Complete: June 10, 2004. <br />· 60 Day Review Deadline: August 10, 2004. <br />· Project Report Recommendation: Approval, July 7,2004. <br />· Planning Commission Action: Approval (6-0) wlConditions, July 7,2004 <br />· City Council Action: July 26, 2004. <br /> <br />2.0 SUMMARY of RECOMMENDATION: <br /> <br />2.1 The Community Development Department recommends approval of the Preliminary Plat <br />by United Properties. This project simply moves the alignment of 6 units five feet further <br />north, and remains consistent with the original PUD requirements. Because of the <br />simplicity of the request, this item has been placed on the Council Agenda as both <br />preliminary and final plat approval. <br /> <br />3.0 PLANNING COMMISSION ACTION: <br /> <br />3.1 At their July 7, 2004, the ROSEVILLE PLANNING COMMISSION voted (6-0) to <br />recommend approval of the requested Preliminary Plan. The Community Development <br />staff supports this recommendation. <br /> <br />4.0 SUGGESTED COUNCIL ACTION: <br /> <br />4.1 BY MOTION APPROVE THE PRELIMINARY AND FINAL REPLA T of Lots 13 - <br />19 Applewood Point of Arona, to the Townhomes of Applewood Point Second Addition, a <br />land division moving 6 townhome lots 5 feet north and realigning the common open <br />space lot surrounding these 6 lots. <br /> <br />PF3586_ReA_071204.doc Page 1 of 1 <br />
