Section <br />1103.06A1 and Section 11.0406F of the Roseville City Code. Specifically, both parcels <br />~:tminimum width of85 feet, a dept~ of 110 feet and a minimum of 11,000 sq. ft. <br />Parcel "B" (although slightly unique) h~s a minimum width of 85 feet at the established <br />30 foot setback lines at substantial right angles to the street line as required by the <br />City Code. <br /> <br />4.2 The City Planner has concluded that the proposal meets the land use requirements of the <br />Comprehensive Plan and City Code - Zoning Regulations. <br /> <br />4.3 The City policy is to accept park land or cash in lieu of land dedication for the creation of <br />new lots. The creation of the new parcel will require a fee in lieu of land dedication <br />amounting to $1,000 payable to the City of Roseville, upon issuance of a building permit] <br /> <br />4.4 The City policy is to accept a Sewer Availability Charge (SAC) upon the issuance of a <br />building permit.
