detached garage
narrow lot), the back yard is

IS
only area where a detached garage can be

The property is currently very close to the maximum lot coverage allowed by the city
with the existing house, driveway, and garage. We are planning on building the new
garage in the back comer of the lot and therefore will have to also extend our driveway to
reach the new structure. The additional space in the new garage and the needed extension
of the driveway will make the lot coverage over the 30% allowed in the City ofRoseville
Code.

We feel that a variance should be granted, based on the limited area where we can build
the garage due to the lot size and also the fact that in order to keep our home looking
current and connected to the other homes in our neighborhood we would need to build a
garage of this size. The garage we are proposing is equivalent to many of the newer
garages in our neighborhood, and thus it would 'fit' or match the others in appearance,
type, and size.

This proposed garage would be built for the sake of necessity, as we have multiple
vehicles and a relatively narrow drivewc:lY. It would also house our lawn and snow-
removal equipment so a detached shed will be unnecessary. Another reason we are
building a new garage is that the small (14' x 22') existing garage needs repair because of
age and deterioration. We understood when we purchased our older home last October
that we would need to update and repair the home to keep it in good condition. This is
just one step in our plan to keep this older home looking great.

Please accept this proposal for a variance to build our garage. We are awaiting
construction on this wonderful addition to our homestead.

Thank: you,
Kris and Chrissy Rehnberg
