<br /> <br /> <br />standards throughout but not less than 50 pounds per square foot <br />live load plus 20 pounds per square foot for partitions <br /> <br />Wall, Column and Perimeter Bulkhead Construction <br />All perimeter walls, demising walls, core walls, exterior columns and <br />perimeter top and bottom bulkheads to be furred, drywalled <br />taped, floated and sanded ready to receive Tenant's final finishes. <br /> <br />Buildinq Perimeter Finishes <br />Building exterior shall be any combination of split face block, brick, <br />wood, glass, curtain wall, stone or other similar exterior material. <br />Parking lot shall be delivered at the time of Tenant occupancy <br />complete with asphalt, stripping and lighting. Similarly, all <br />landscaping, lawn and hard surface areas shall be completed at <br />the time of Tenant's occupancy. <br /> <br />Building perimeters will be fully finished with respect to insulation, <br />waterproofing, caulking, glazing and metal finishing including all <br />required glass replacement (in the event of defects or cracked or <br />broken panes), glass cleaning on interior and exterior, metal touch- <br />up and cleaning and any other actions required to render the <br />perimeters to a tenant-ready condition. <br /> <br />Core Finishes <br />The following shall be completed installed and completely finished <br />at Landlord's cost: <br /> <br />1) Women's and men's restrooms complete with all plumbing <br />fixtures to meet existing code requirements for occupant load <br />and ADA. Accessible restrooms for both men and women will <br />be provided on the floor of the Tenant's Premises. Such finishes <br />shall include but not be limited to toilet partitions, ceramic floor <br />and wall tile, wall finishes, countertops and plumbing fixtures; <br /> <br />2) Corridors and entry vestibules complete with finishes. Such <br />finishes shall include but not be limited to floor and wall finishes, <br />ceiling and light fixtures; <br /> <br />3) Electrical closets with service and distribution panelboards and <br />transformers 480/277V, 120/208V, (See Electrical Construction <br />below); <br />
