The house addition shall be limited to a size of 17 feet by feet or <br />square feet. <br /> <br />b. Total impervious coverage on the parcel shall not exceed 3,3 ft. <br /> <br />c. The new principal structure addition shall be setback a minimum of 10 <br />feet from the side yard property line and 30 feet from the rear yard <br />property line. <br /> <br />d. No detached accessory structure or garden shed shall be permitted on the <br />parcel. <br /> <br />e. A scaled and dimensioned site plan indicating all existing conditions and <br />the proposed improvement must be submitted with the building permit <br />application. <br /> <br />f. Drainage and roof gutters shall be installed to direct runoff away from <br />adjoining properties. <br /> <br />Member Mulder asked if there is a detached structure in the rear yard and should the <br />applicant be allowed an additional detached structure? Clarify. To the staff- Should the <br />applicant be able to install a garden shed or other impervious surface? (No). The site <br />plan will be part of the building permit. The variance should be for the least area <br />possible. <br /> <br />Member Doherty asked if all lots in this area are non-conforming for the current code lot <br />sizes (Yes). Thomas Paschke explained that prior to 1999 CUlTent homes did not have to <br />meet the current 30% coverage requirement. The coverage percentage is taken to the <br />existing legal, non-conforming lot size. <br /> <br />Mr. Bjomnes explained that the detached structure shown in the back yard is a tree house. <br /> <br />There were no questions from the public. Chair Bakeman closed the hearing. <br /> <br />Motion: Member Mulder moved, seconded by Member Doherty, to adopt a Resolution <br />approving a 470 sq. ft. (4.8%) Variance to Section 1 004.01A6 of the Roseville <br />City Code for William Bjomnes, 3081 Evelyn Street, based on the findings in <br />Section 5 and the conditions of Section 6 of the project report dated <br />November 3,2004 (as indicated above), with a change in condition "d" to <br />read "No detached structure shall be permitted on the lot". <br /> <br />Page 2 of 10 <br />
