Public Hearings: <br /> <br />a. Planning File 3615: Request by William Bjornnes, 3081 Evelyn Street, <br />for a 468 sq. ft. Variance to Section 1004.01A5 of the Roseville City Code <br />to allow the construction of a 680 sq. ft. house addition. <br /> <br />Chair Bakeman opened the hearing and requested City Planner Thomas Paschke provide <br />a verbal summary of the project report dated December 1,2004. <br /> <br />36 Thomas Paschke advised William Bjomnes is seeking approval of a 470 sq. ft. Variance <br />37 to Section 1004.01A6 of the Roseville City Code to allow the construction of a 17 foot by <br />38 40 foot (680 sq. ft.) addition on to the rear of the principal structure (home). The total <br />39 impervious coverage being sought is an increase of 5% from an allowable 2,912 sq. ft. to <br />40 3,380 sq. ft. (34.8%). He further infom1ed the Board that the original structure (house) <br />41 was built in 1977 and li es on a rectangular parcel that is 90 feet wide and 108 feet deep or <br />42 9,706 square feet and that the lot is considered a legal non-conforming lot because it was <br />43 platted prior to the current dimensional requirements for residential lots. Specifically the <br />44 lot depth is non-compliant at 108 versus the 110 depth requirement and it size is non- <br />45 compliant at 9,706 sq. ft. versus the 11,000 lot size requirement. <br />46 <br /> <br />Page 1 of 10 <br />
