<br /> <br />area, <br />create an adverse impact on adjacent properties, or the adjacent neighborhood. <br />has determined that the relocation of a 38 foot pylon sign to a location near the <br />intersection of Lincoln Drive and County Road C; the allowance of a 14 foot tall <br />monument sign with 72 sq. ft. of sign area adjacent to the Byerly's access along <br />County Road C; and the allowance of a 14 foot tall monument sign with 72 sq. ft. of <br />sign area adjacent to the main access to Rosedale Square from Lincoln Drive <br />(VARIANCE to SECTION 1009 of the Roseville City Code) will not alter the <br />essential character of the locality, nor adversely affect the public health, safety, or <br />general welfare, of the city or adjacent properties. <br /> <br />6.0 STAFF RECOMMENDATION: <br /> <br />6.l The Staff recommends approval of an AMENDED & EXPANDED VARIANCE to <br />Section 1009 of the Roseville City Code to allow one pylon and two moment signs at <br />Rosedale Square based on the findings in Section 5 and the following conditions: <br /> <br />a. The pylon sign must be a double pole design that includes a brick planter base; <br />brick columns with KITS accents; and an E.I.F.S. top cap. <br /> <br />b. The pylon sign must be limited to a height of 38 feet and a total signage not to <br />exceed 240 sq. ft. <br /> <br />c. The pylon sign must be set back a minimum of 15 feet from the (new) property <br />adjacent to County Road C. <br /> <br />d. The monument signs must be built of similar materials to that of the pylon (brick <br />and E.I.F.S.). <br /> <br />e. The monument signs must be limited to a height of 14 feet and a total signage not <br />to exceed 35 sq. ft. <br /> <br />f. The monument sign adjacent to County Road C must be setback a minimum of 15 <br />from the (new) property adjacent the same and the monument sign adjacent <br />Lincoln Drive must be set back a minimum of 10 feet from the property line <br />adjacent the same. <br /> <br />g.
