<br /> <br />a3 <br />encroachment to the south, a 5 yard encroachment to north, a 9 foot <br />yard encroachment to the east, and a 39 foot westerly encroachment into the OHW <br />setback, will not create adverse impacts on or alter the essential character of adjacent <br />properties/neighborhood. The Staff has determined that the proposed VARIANCES <br />to Sections 1004 and 1016 of the Roseville City Code will not alter the essential <br />character of the locality, nor adversely affect the public health, safety, or general <br />welfare, of the city or adjacent properties. <br /> <br />6.0 STAFF RECOMMENDATION: <br /> <br />6.1 The Staff recommends approval of the following variances: <br />a. A 3,5 and 9 foot VARIANCE to Section 1004.016 <br />b. A 22 foot and a 5,172 sq. ft. VARIANCE to Section 1016.14B <br />c. A 39 foot VARIANCE to Section 1016.16A <br />d. A 143 sq. ft. VARIANCE to Section 1016.26B1 <br /> <br />of the Roseville City Code to allow the construction of an single family home at 1935 <br />Lake Street Avenue, based on the findings in Section 5 and the following conditions: <br /> <br />a. The total impervious coverage on the parcel after construction of the house, <br />attaehed garage, front stoop and sidewalk, shall not exceed 2,600 sq. ft or 26.5% <br />of the overall lot parcel size. <br /> <br />b. The prineipal structure (including the attached garage) shall be set back a <br />minimum of 5 feet from the north property line, 7 feet from the east property line, <br />21 feet from the east property line and 36 feet from the OHW of Walsh Lake. <br /> <br />c. No other detaehed accessory structure or garden shed shall be permitted on the <br />parcel. <br /> <br />d. A revised survey indicating the location of the principal structure, front stoop, <br />sidewalk, and driveway in relationship to all property line and the OHW, as well <br />as the impervious calculation of the same must be submitted with the building <br />permit application. <br /> <br />e. Creation of a 20 foot wide natural vegetative buffer strip adjacent to Walsh Lake <br />beginning near the shoreline. <br /> <br />f.
