<br /> <br /> <br />the proposed structure would encroach 9 feet into the required front yard <br />setback or be 21 feet from the front property line, encroach 1 foot into the south side yard setback <br />or be 9 feet from the south property line, and encroach 7 feet into the north side yard setback or <br />be 3 feet from the north property line; and <br /> <br />WHEREAS, Section 1016.14B (Water Management Overlay District Lot Standards) <br />requires single family residential lots to be 100 feet in width and 15,000 sq. ft. in size; and <br /> <br />WHEREAS, the existing parcel (a combination of Lot 9 and the north 28 feet of Lot 10) <br />is only 78 feet in width and 9, 828 sq. ft.; and <br /> <br />WHEREAS, Section 10 16. 16AStructure Design Standards - Placement of Structures on <br />Lot) requires a minimum Ordinary High Watermark (OHW) setback from Walsh Lake of75 feet; <br />and <br /> <br />WHEREAS, the proposal by Mr. Brown has the prineipal structure placed 36 feet from <br />the OHW; and <br /> <br />WHEREAS, Section 1016.26B (Stom1 Water Management - Impervious Surface <br />Coverage) requires this coverage of the parcel not to exceed 25% of the lot size or a total of <br />2,457 sq. ft.; and <br /> <br />WHEREAS, the Brown proposal include an estimated 2,600 sq. ft. of impervious <br />coverage; and <br /> <br />WHEREAS, the VARIANCE BOARD has concluded that "hardships" are present and <br />support can be given to deviate from the strict requirements of the Roseville City Code; <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />1, 7, and 9 foot VARIANCE to Section 1004.016 (Residential Dimensional Requirements- <br />Front & Side Yard Setbacks), a 22 foot and 5,172 sq. ft. VARIANCE to Section 1016.14B <br />(Water Management Overlay Distriet Lot Standards), a 39 foot VARIANCE to Section 1016.16A <br />(Strueture Design Standards - Placement of Structure on Lot), and a 143 sq. ft. VARIANCE to <br />Section 1016.26Bl (Storm Water Management - Impervious Surface Coverage) of the Roseville <br />City Code for Jeff Brown on the property addressed at 1935 Lake Street, allowing the <br />construction of a single family home with attached garage, subject to the following conditions: <br /> <br />2 <br />
