<br />PLANNING C01-11,uSS <br />1-1AY 4, 1983 <br />-2- <br /> <br />MINUTES <br /> <br />RECOM!"illN DATION <br /> <br />Dressler Moved and Ivlatson Seconded, that the Planning Commission recommend <br />approval of l1ueller-Bies' request for division of lot at 475 Minnesota, <br />with the following conditions: <br /> <br />1) That a deposit in the amount of the assessment for a street to serve the <br />proposed lot and the properties to the east of the l1ueller-Bies property <br />be made, or that an agreement be entered into with the City to provide <br />the deposit at the time the land changes ownership or at the time the <br />road is built. <br /> <br />2) That the dedication of an easement for the bulb of the cul-de-sac of the street <br />described in #1 above be made by Ivlueller-Bies. <br /> <br />Roll Call, Ayes: Berry, Wiski, Dressler, Johnson, l-1atson, /oloeller, and Rukavina. <br />Nays: None. <br /> <br /> <br />Joseph Peck request for division of lct at 1748 Alta vista <br />Drive. <br /> <br />PRESENTATION <br /> <br />L'1r. Dahlgren indicated Ivlr. Peck proposes to subdivide his property to create a <br />lot fronting on Dale Street. Many lots in this area, with frontage on both <br />Dale and Alta Vista, have been subdivided as the Peck's propose. <br /> <br />As a requirement of any lot division, sewer and water service must be available <br />to the proposed lot. In this case, water and sewer service would be extended <br />through the westerly lot (occupied by the Peck house) to the new (easterly) lot. <br />This is necessary because these utilities are not available on the Dale Street <br />right-of-way. An easement is needed to allow the utility service extension through <br />the westerly lot. <br /> <br />Mr. Drown expressed concern about the lack of fire hydrants along Dale Street. <br />The lots fronting on Dale do not have hydrants available for fire fighting. <br />A solution to this problem would be to run a water line from Alta Vista through <br />the southerly portion of the Peck property to Dale, then north to serve the area <br />north of the Peck property. A hydrant would be placed on Dale to serve the properties <br />fronting on Dale. The water line would also allow the northerly properties to be <br />subdivided without running separate water lines through each lot. The cost of <br />the water line and hydrant would be assessed to the benefited properties. <br /> <br />RECOMMENDATION <br /> <br />Matson Moved and Moeller Seconded that the Planning commission recommend approval of <br />Joseph Peck's request for division of lot at 1748 Alta vista Drive, with the <br />
