<br /> <br />to <br />needed to seek a variance to the code. <br /> <br />Hardship for the property ovvners <br /> <br />These property ovvners already are challenged with the unique lot configuration and location of their <br />property. These thru lots have two front yards, a hardship unique to their property. They also are <br />located across the street from an active rail line, and industrial uses that adversely impact the privacy <br />of these property owners. <br /> <br />As you can imagine, having their property taken for the widening of an A- minor arterial has these <br />property owners concerned about their future ability to use their back yards. The impact of a wider <br />street would be a reduction in the buffer between the traffic and their homes, as well as traffic and <br />their backyards. This would increase their exposure to traffic noise, and potentially diminish their <br />ability to use their property as they have in the past. <br /> <br />None of these hardships are of their creation. In the interest of mitigating the impacts of the widening <br />of the street, and the taking of these easements, we have discussed with them the construction of an 8- <br />toot tall, uniform, wood aesthetic fence, to replace their existing tences. The homeowners are very <br />supportive of this proposal, and want the County to constmct this tence as a pmi of their project. We <br />have attached letters of suppOli from these property owners. <br /> <br />The proposed tence would be constructed of cedar and sealed to protect it from graying. We have <br />attached a picture of the proposed tence design. As you can see it is a "good neighbor design"; one <br />that looks attractive from both the street and yard side. As a part of the City's streetscape project we <br />would install vines, perennials, and shrubs along the fence to soften the appearmlce along the street <br />side. All of these improvements are consistent with the County Road C streetscape manual <br />reconunendations. <br /> <br />. Page 2 <br />
