<br /> <br /> <br />III 20 foot tall multi-tenant (3 tenants) ground sign with approximately 1 <br />of sign area, sign to be installed adjacent to Snelling Avenue. <br /> <br /> <br />III A 20 foot tall multi-tenant (2) ground sign with approximately lOO sq. ft. of sign <br />area, sign to be placed adjacent to County Road B. <br /> <br />III An 8 foot tall single tenant (Perkins) ground sign with approximately 57 sq. ft. of <br />sign area, sign to be placed adjacent to County Road B, 10 feet from the property <br />line. <br /> <br />4.2 Section 1005.01 (Minimal Dimensional Requirements) states: structures must be set back <br />a minimum of 30 feetfi'om a property line adjacent a public street (corner lot). Staff has <br />interpreted this to mean a pylon sign is a structure and is required to meet the 30 foot <br />minimum setback. <br /> <br />4.3 Section 1009.03M (Ground Signs) states: In lieu of a pylon sign, a ground sign would be <br />permitted. Ground signs may be of equal sign area allowed for pylon signs in the same <br />zoning district. Ground signs shall be limited to a maximum of eightfeet in height. <br />Ground signs may be set backfi'om street rights-oI-way a distance equal to one ha(f of <br />the setback (J 5 feet) for pylon signs in the same zoning district. <br /> <br />4.4 Section 1 009.08E limits pylon and ground signs to a maximum size of 1 00 sq. fl. in a B-3, <br />General Business District. <br /> <br />4.5 Section 1009.08G states: The height of pylon signs shall be limited to 20 feet in B-1, B- <br />1 B, b-2, B-3, B-4 and B-6 districts and 25 feet in SC and I districts. <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 The City Planner has reviewed the City Code as it applies to the Super Target and Perkins <br />properties and determined that Super Target is allowed two pylon or ground signs and <br />Perkins is allowed one pylon or ground sign. <br /> <br />5.2 Prior to Target Corporation submitting the variance applications, the City Planner met <br />with Forrest Russell, Site Development manager with Target Corporation to discuss <br />signage. The purpose of the meeting was to discuss sign options and the desire of the <br />Community Development Department that the new free standing signs would include <br />materials consistent with each structure, be decorative, and tasteful. The City Planner <br />suggested that the proposed free standing signs be similar to the decorative styled signs <br />recently approved by the Variance Board for Rosedale Square (December 2004). <br /> <br />PF3635_RVBA_050405.doc - Page 2 of6 <br />
