<br /> <br />2005 <br /> <br />City of RoseviHe <br />Community Development Department <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />To Whom It May Concern: <br /> <br />I am writing to you concerning the variance application for the property located at 2824 <br />Lakeview Avenue, in RoseviHe. We have previously provided a drawing, along with the <br />variance application, that illustrates the need for a variance do to the unique layout of our <br />property. As requested, we are providing a more detailed explanation. <br /> <br />Our property is not located on the public street. Our house is behind another house. We <br />have one neighbor - next door who also shares this same type of property placement. <br />Since our 2 houses are located behind 2 other houses, we share a driveway, which is an <br />easement on the 2 properties located in front of us. Because the property line between our <br />2 properties lies in the center of this driveway - it would be impossible to build a further <br />driveway that extends to the back yard - without encroaching on the property of our <br />neighbor. Not only is our back yard inaccessible, but we are also unable to build a garage <br />in our back yard since it is a steep hill. <br /> <br />The only place we could put a garage, without going to the extreme of tearing down our <br />deck and removing several large trees, is in the front yard. Our current garage is located <br />in the front yard - since it is the only place that was possible to build a garage, we simply <br />want to build a new garage to replace the current one. <br /> <br />We do however have a large enough front yard that we believe the placement of the new <br />garage can be made much more urganomic and aesthetically pleasing. The current garage <br />is located right in the middle of the front yard, not only blocking the view of the front of <br />the house - but also making much of the front yard unusable.
