<br /> <br />City of RoseviHe <br />Community Development Department <br />2660 Civic Center Drive <br />RoseviHe, MN 55113 <br /> <br />To Whom It May Concern: <br /> <br />I am writing to you concerning the Conditional Use Permit application for the property <br />located at 2824 Lakeview A venue, in Roseville. As requested, we are providing a more <br />detailed explanation. <br /> <br />We are requesting a garage that is 1008 sq. ft., which is allowed by the city with a <br />Conditional Use Permit. We need a larger garage than the standard 864 sq. ft. to store our <br />2 vehicles, 2 motorcycles and a boat. The one stall of the new garage we are proposing <br />that measures 30 feet deep is necessary - do to the length of the boat being 28 feet. We <br />believe that our property would look much nicer and cleaner if we are able to store these <br />items inside a garage, rather than parked in various places in the front yard. We are <br />temporarily storing our boat off site, but when we bring it home this summer - even if we <br />try to park it in the current garage, it sticks out past the doorway - and we are also then <br />left parking both vehicles outside. <br /> <br />Since our property is not located on the public street and it is not vary visible, the new <br />garage will not affect the look of the standard houses on the block. Our house is behind <br />another house which utilizes nearly the full width of their property, which is the same <br />width of our property which is directly behind them - making our house hidden from <br />view of the street. In fact the new garage will be positioned vertical to the road, instead of <br />horizontal, so it will not be obvious that it is wider than the standard 864 sq. ft. until you <br />are on our driveway. <br /> <br />We also have a large enough front yard that we believe the placement of the new garage <br />can be made much more urganomic and aesthetically pleasing. The current garage is <br />located right in the middle of the front yard, not only blocking the view of the front of the <br />house - but also of the front yard ugly. We will be building <br />the new garage off to the side of the front yard - which will actually give us some front <br />yard.
