The City Planner has determined that it is <br />that the construction of a larger detached accessory structure on the Cattelan parcel <br />create an adverse impact of the City parks, streets and facilities. <br /> <br />6.5 Compatibility. With proper exterior building treatment, drainage, and landscaping, the <br />detached accessory will not have an impact on surrounding property or values. <br /> <br />6.6 Health Safety. There appears to be no impact on general health, safety, and public <br />welfare. <br /> <br />6.7 Comprehensive Plan. An accessory structure is a compatible use with the <br />Comprehensive Plan designation as a low density residential use. <br /> <br />7.0 STAFF RECOMMENDATION: <br /> <br />7.1 The City Planner recommends approval of a VARIANCE to Section 1004.01 A 7 and <br />1004.016, and a CONDITIONAL USE PERMIT for Russell Cattelan to allow the <br />replacement and enlargement ofthe existing detached accessory structure, based on the <br />fIndings in Sections 5 and 6 the following conditions: <br /> <br />a. The total impervious coverage on the parcel after construction of the 1,007 sq. ft. <br />detached accessory structure (garage) and driveway improvement and existing <br />house improvements shall not exceed 5,556 sq.ft or 30% of the overall 18,520 <br />sq.ft. lot size. <br /> <br />b. The detached accessory structure (garage) shall be set back a minimum of 5 feet <br />from the interior side yard (north) property line and 21 feet from the front yard <br />(west) property line. <br /> <br />c. No other detached accessory structure or garden shed shall be permitted on the <br />parcel. The existing shed located behind (north) the existing detached accessory <br />structure shall be removed form the premises. <br /> <br />d. The size of the detached accessory structure shall not exceed 1,007 sq. ft. <br /> <br />e. The exterior color, design, and/or material of the detached accessory structure <br />shall be similar to the principal structure (Section 1004.0IAI2). <br /> <br />f.
