<br /> <br /> <br />TCF Bank <br />Attn: Ms McDonald <br />Vice Pres., Corporate Real Estate <br />801 Marquette Avenue <br />Minneapolis, MN 55402 <br /> <br />HTG Architects <br />Attn: Michael Kraft <br />9300 Hennepin Town Road <br />Minneapolis, MN 55347 <br /> <br />Zimmerman Realty <br /> <br />RE: Request for Rezoning of 1445 County Road B West, City of Roseville, MN <br /> <br />This letter is to confirm the Roseville City Council, on June 13,2005, approved your request for a <br />Rezoning of the property at 1445 County Road B, from B-1 Limited Business District to B-2 <br />Retail Business District, thereby allowing the redevelopment of the former Firstar Bank property <br />into a 4,500 square foot full service bank with drive-through facilities. <br /> <br />Relevant to this approval are the following statements: <br /> <br />1) The TCF National Bank redevelopment proposal would include a 4,500 sq. ft. <br />office stmcture generally in the southwest comer of the parcel. The surface <br />parking lot would be located to the east of the stmcture and the drive-thm (5 <br />lanes) would be located along the north side of the stmcture adjacent to the rear <br />wall of the Rose Mall Apartment garages (similar to the former Firstar facility). <br /> <br />2) The proposed require TCF or contractor to <br />submit plans to the Community Development Department for review by the <br />Development Review Committee consistent with Section 1005 (specific to the <br />Retail Business District) and Section 1010 (Design Standards) of the Roseville <br />City Code. <br /> <br />3) Storm sewer, sanitary sewer, and water main are provided to the TCF site. The <br />Rice Creek Watershed will review the stoml water management plan for this <br />redevelopment (since it is over one acre) and issue the appropriate pemlit. A <br />utility plan must be submitted for review and approval to the Public Warks <br />Department that indicates the location of the properly sized sanitary and stoml <br />sewer and water stubs. <br /> <br />2660 Civic Center Drive .:.
