Marc Culver, PE <br />City of Roseville <br />February 12, 2015 <br />Page 8 <br />While not yet approved or constructed, the City has received the following development proposal <br />plans in the study area, which represent the known "planned" land uses for the study area: <br />• Mixed -used development at 2700 and 2750 Cleveland Avenue (Block 3) <br />o 18,500 square foot grocery store, 14,000 square feet of retail space, and 205 hotel rooms <br />• Residential development at 2785 Fairview Avenue (Block 5) <br />o 190 apartment units and 6,000 square feet of office/retail space <br />Trip generation estimates for both the current and future land uses were developed for the p.m. <br />peak hour and on a daily basis using the ITE Tri Generation Manual, 9tb Edition. Tables 3, 4 and 5 <br />display a summary of the land use and trip generation estimates for each individual block and <br />subarea as shown in Figure 3. The known planned land uses identified above are highlighted in red <br />in the tables below. It should be noted that since p.m. peak hour driveway counts were not available <br />for all of the current developments within the study area, this study assumes that the existing land <br />uses generate at the ITE average rate. <br />
