The City may impose conditions in the granting of conditional <br />319 <br />use. A condition must be directly related to, and must bear a rough proportionality to, <br />320 <br />the impact created by the conditional use. When approving a proposed conditional <br />321 <br />use, the Planning Commission and City Council shall make the following findings: <br />322 <br />a.The proposed use is not in conflict with the Comprehensive Plan; <br />323 <br />b.The proposed use is not in conflict with any City Code requirements; <br />324 <br />c.The proposed use will not be injurious to the surrounding neighborhood, will not <br />325 <br />negatively impact traffic or property values, and will not otherwise harm the <br />326 <br />public health, safety, and general welfare. <br />327 <br />328 <br />329 <br />A.In the subdividing of any land, due regard shall be shown for significant natural features <br />330 <br />and historical or cultural landmarks. <br />331 <br />B.Others? <br />332 <br />333 <br />A.Subdivided lots shall conform to all provisions of the City Code, including but not <br />334 <br />limited to minimum lot dimension and area requirements. <br />335 <br />B.All lots created for development or sale shall abut a public street or a private street that <br />336 <br />leads to a public street. <br />337 <br />C.Side lot lines shall be substantially perpendicular or radial to the front property line, and <br />338 <br />subdividers shall seek to minimize irregular lot shapes, unless there are specific natural, <br />339 <br />environmental, or other obstacles that would prohibit this. <br />340 <br />D.Flag lots shall be prohibited unless approved by the City as a conditional use. <br />341 <br />Page 10 of 13 <br /> <br />
