G & G Management believe in protecting the environment, which directly relates to the wellness and health of human beings and every other species. We are proud that we have spent over $35K and saved 2,379,000 Gallons of water over a 3 months period of July— Sep 2014 as compared to 3 months of July— Sep 2012, before improvements. California has water shortage at present & mandatory cuts in water consumption. We have replaced inefficient fluorescent lighting in the hallways & laundry rooms with most efficient LED lamps, thus reducing electrical consumption. Reduction of 71,610 KWH/yr in electrical consumption will prevent 73,759 Kg of CO2 going into atmosphere, thus helping "CLIMATE CHANGE" problem. (Assuming coal is used to produce electricity) And it will reduce 22,975 Kg of CARBON going into atmosphere. We know as per Mr. Don Munson, Codes Coordinator, Energy efficiency is not a primary focus of the licensing program, we strongly believe & recommend that it should be. 1. Management followed guidelines provided to us by City to correct all items in every unit. Our intent was to fix everything and be ready for inspection— ❑ Management inspected all units multiple times before inspection. ❑ Hired an electrician to go through all apartments, laundry rooms and common areas to check/repair/replace every electrical issue, smoke alarm, CO alarm, broken outlet/ switches. ❑ Hired a handyman to fix and/or replace all screens in all the buildings. ❑ Hired a paving company to install new 1735 Marion parking lot and resurfacing an existing 195 Larpenteur parking lot. ❑ Inspected and fixed all concrete side walks. ❑ In 7 buildings installed new flooring in common areas like hallways, stairways, and laundry room.
