Regular City Council Meeting <br /> Monday,May 4, 2015 <br /> Page 23 <br /> Mayor Roe advised that this was a NP use in any district except CMU at this time. <br /> Councilmember Laliberte questioned how vertical is vertical. <br /> Mayor Roe opined his was originally intended when stacked uses were consid- <br /> ered, with residential typically above retail; but was not sure how high that was. <br /> Mr. Bilotta noted staffs observation of height concerns expressed, opining that <br /> this use may have fallen victim to that concern. <br /> When stacking becomes a height concern, Councilmember McGehee questioned <br /> whether it not it was appropriate in the current marketplace for commercial on the <br /> first floor and two stories for housing above it. <br /> Mr. Bilotta responded that most multi-family developments want a minimum of <br /> four stories, with concrete for the first floor, actually creating a height of five sto- <br /> ries, the limit under code for stick construction. If commercial was required for <br /> the first floor, Mr. Bilotta opined that this would typically knock out many devel- <br /> opers today, as most projects tended to be subsidized if multi-family, and general- <br /> ly 2-3 story developments were not seen unless in a more downtown, hot retail ar- <br /> ea. <br /> Councilmember McGehee suggested NP use in the entire area. <br /> Mayor Roe stated he was thinking NP in Subarea A and P with CU in the other <br /> Subareas. <br /> Councilmember Laliberte stated she didn't have a problem with it being a P use in <br /> Subarea B, opining that the City would be supportive of a four-story office park in <br /> Subarea B. <br /> Without objection, Mayor Roe concluded this was a P use in all Subareas with the <br /> exception of Subarea A. <br /> Industrial: Light Industrial <br /> Noting this was a NP in all commercial zoning districts and Office/Business Park, <br /> and by apparent consensus, Mayor Roe concluded that this would remain un- <br /> changed as a NP use. <br /> Industrial: Limited Production/Processing <br /> Councilmember McGehee opined a P use with CU might be a good thing (e.g. <br /> medical technology). <br /> Mayor Roe noted this use was a P use in Regional Business (RB)-2 Districts, but <br /> not in RB-1 or other commercial Districts. <br />
