<br />4. The curb along the front of the property shall be repaired and/or replaced. Paving <br />must be repaired by mill and overlay or other technique approved by the Public <br />Works Director, especially the drive-thru lane which must be upgraded to <br />withstand higher traffic volumes and increased vehicle weight. Pedestrian access <br />from and through the parking lot must be clearly marked at the entry point by <br />painting the pavement surface and caution signage near the front door of the <br />building. The drive lane into and through the site must be a one way drive. <br />Parking stalls on the south side of the parking lot must be angled and curb and/or <br />striped island be placed where appropriate to properly direct/prohibit traffic. <br /> <br />5. Prior to a building permit being issued for redevelopment of the site, the applicant <br />shall post a landscape bond, letter of credit, or other security acceptable to the <br />City, in an amount equal to 150% of the cost of landscaping, trash enclosures, <br />and site paving and curbing restoration. The specific amount of this security shall <br />be determined by the Community Development Director following completion of <br />all site construction plans. <br /> <br />6. The applicant shall record the approved conditional use permit with the Ramsey <br />County Recorder prior to the issuance of any building permit or within sixty days <br />of approval, whichever is less (Section 10 13.0 I-City Code). <br /> <br />7. The conditional use permit shall expire within six months of the date of City <br />Council approval if a building permit is not obtained for the approved <br />development (Section 1013.03 ofthe City Code). <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Council <br />Member Klausing and upon vote being taken thereon, the following voted in favor: Schroeder, <br />Klausing, Maschka, and Kysylyczyn <br /> <br />and the following voted against: None <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />2 <br />
