RCA Exhibit A <br />GARDEN STATION DEVELOPER MEETING NOTES <br />RPCA Attachment D <br />On May 14, 2015 at 7:00 PM Greater Metropolitan Housing Corporation (GMHC) held a developer open house <br />at the Roseville Civic Hall Willow Room for neighbors near the proposed Garden Station development located <br />to the west of Dale Street between Cope and Lovell Avenues, community members that were involved with <br />the CDI process and/or had indicated an interest in the development, HRA, Planning Commission, and City <br />Council members were also invited. Approximately 25* people were in attendance and the meeting <br />concluded around 8:00 PM. <br />GMHC presented the new development proposal showing the site plan (there had been a small change to the <br />driveways that occurred after the mailing so that was highlighted), 3D renderings of the buildings, and floor <br />plans. The new development has 18-units, 7 less than the previously proposed development, and consists of <br />all one-level townhomes that provide main level living. <br />Questions from neighbors: <br />• Are the changes to the driveways meant to encourage on street parking? <br />o No, city staff recommended flipping to add shared driveways to reduce the number of curb cuts <br />and allow for additional on street parking for visitors, but there are still 4 off-street parking <br />options per unit (2 in garage, 2 on driveway in front). <br />• How big is the basement? <br />o Approximately 1,500 square feet. <br />• Will there be an association? <br />o Yes, there will be an association for the entire development providing lawn service, snow <br />removal, maintenance reserves for the buildings, and architectural controls. <br />• What's the expected timeline, will there be phasing? <br />o Our goal is for construction to be complete within 24 months of starting. The project will <br />technically be phased with the first phase along Cope Avenue (the single detached home and 5- <br />unit building) and the phasing will be driven by sales of those units and pre-sales of homes in <br />the next phase. The goal is that while for financing and the construction process it's broken <br />into phases, it won't appear to be phased because construction will be ongoing. <br />Explain the distances between the property line and the first unit near my house (Ken Hartmann) and <br />the first unit along Dale. What about between the rear property line and buildings along Cope? <br />o The first unit near Ken's house is 15'-10" from the property line and the first unit along Dale <br />Street are 30 feet from the property line along Lovell and 35 feet for the unit on Cope. There is <br />additional right-of-way before Dale Street as well. There is 45 feet between Ken's property line <br />and the first units along Cope. <br />Privacy fence — Ken asked if it would still be possible to get a privacy fence. However, other neighbors <br />asked if a fully privacy fence was necessary. Maybe natural buffer — pine trees, etc.? <br />o A privacy fence is still possible. However, we can consider a combination of natural buffers and <br />privacy fence. <br />Are the units already being marketed and sold? <br />o The public process of this development and our website has resulted in interested people <br />contacting us that we will be reaching out to once the final product and plat has been <br />approved. We expect to be aggressively marketing this summer — the sooner a buyer gets in <br />the more options they will have to choose. <br />Questions regarding the lone detached unit at the southwest corner of the development. <br />o It is separate due to a large sewer easement. It is slightly bigger and expected to sell for more <br />due to the larger size and larger lot than the other units. <br />Pa�e 16 of 18 Page 1 of 3 <br />*On y 16 people signed the attendance sheet but a quick count at the beginning of the meeting was closer to 25. <br />
