<br />e) stucco and other cementation coating applied <br />1n a manner so as to create a harmonious design in <br />conjunction with the materials; <br /> <br />f) Factory fabricated and finished metal framed <br />panel construction if the panel materials are any <br />of those noted above, or similar as determined by <br />the Council; <br /> <br />g) The Council may approve other new materials <br />which are equal to or better than the materials <br />listed herein. <br /> <br />2. All subsequent additions, exterior alterations, <br />and accessory buildings, constructed after the erection <br />of an original building or buildings shall be of the <br />same materials as those used in the original building <br />and shall be designed in a manner conforming to the <br />original architectural concept and general appearance. <br />These provisions shall not prevent the upgrading of the <br />quality of materials used in a remodeling or expansion <br />program. <br /> <br />3. Garages, accessory structures, screened walls, and <br />exposed areas of retaining walls shall be of a similar <br />type, quality and appearance of the principle <br />structure. These provisions shall not prevent the <br />upgrading of the quality of materials used in a <br />remodeling or expansion program. <br /> <br />4. Five (5) percent of the surface area of the land <br />within a parking area shall be landscaped with grass, <br />shrubbery, trees, and/or other approved ground cover. <br /> <br />5. The periphery of parking areas and drives shall be <br />constructed with poured-in-place concrete curbing. <br /> <br />6. Rooftop equipment, including rooftop structures <br />related to elevators, shall be completely screened <br />from eye-level view from contiguous properties and <br />adj acent streets. Such equipment shall be screened <br />with parapets or other materials similar to and <br />compatible with exterior materials and architectural <br />treatment on the structure being served. Horizontal or <br />vertical slats of wood material shall not be utilized <br />for this purpose. <br /> <br />7. Other utilities such as meters and air handling <br />equipment attached to walls or placed on the ground <br />shall be located to ensure their proper function and <br />facilitate easy maintenance. All such utilities shall <br />be totally screened from eye-level view from adjacent <br />
