All off-street parking areas containing more than <br />six parking spaces contiguous to residential areas <br />shall be screened with fencing or landscaping to create <br />an all-seasons screen, 80% opaque, to a height of 5 <br />feet. <br /> <br />9. All external loading and service areas must be <br />completely screened from ground level view of <br />contiguous residential properties and adjacent <br />streets, except at driveway access points. <br /> <br />10. Dumpsters, trash and trash handling equipment <br />shall be stored within a principle structure, or within <br />an attached structure accessible from within the <br />principle structure and serviced by an overhead door to <br />the exterior of the facility. If the structure is <br />attached for this purpose, it shall be of the same <br />materials as the principle structure and accessible to <br />the structure from the interior and shall be roofed. A <br />facility shall be located so as to be as inconspicuous <br />as possible to the contiguous public right-of-way. <br />Such trash handling equipment storage areas shall be of <br />sufficient size to accommodate the separation of trash, <br />including separate provisions for paper, cardboard, <br />glass, cans, and miscellaneous refuse. <br /> <br />11. Lighting fixtures shall be of a downcast, cutoff <br />type, concealing the light source from view and <br />preventing glare from spilling into residential areas. <br />Lighting levels at contiguous residential property <br />lines shall not exceed 1/2 foot candle. <br /> <br />Energy efficient lighting systems shall be <br />employed for all exterior lighting.
