<br />2. For any filling or excavating on developed <br />land zoned R-1 or R-2 where the site is one <br />acre or greater and the proposed <br />fill/excavation exceeds 1,000 cubic yards. <br /> <br />3. For any filling or excavating on <br />undeveloped land zoned R-l or R-2 where the <br />site is less than one acre and the proposed <br />fill/excavation exceeds 2,000 cubic yards. <br /> <br />4. For any filling or excavating on <br />undeveloped land zoned R-1 or R-2 where the <br />site is greater than one acre and the proposed <br />fill/excavation exceeds 4,000 cubic yards. <br /> <br />5. For any filling or excavating on developed <br />commercial/industrial property where the site <br />is less than 2.5 acres and the proposed <br />fill/excavation exceeds 2,500 cubic yards. <br /> <br />6. For any filling or excavating on developed <br />commercial/industrial property where the site <br />is greater than 2.5 acres and the proposed <br />fill/excavation exceeds 5,000 cubic yards. <br /> <br />7. For any filling or excavating on <br />undeveloped commercial/industrial property <br />where the site is less than 2.5 acres and the <br />proposed fill/excavation exceeds 5,000 cubic <br />yards. <br /> <br />8. For any filling or excavating on <br />undeveloped commercial/industrial property <br />where the site is greater than 2.5 acres and <br />the proposed fill/excavation exceeds 10,000 <br />cubic yards. <br /> <br />(c) All persons desiring such permits shall file on the <br />appropriate forms as provided by the City Manager or <br />designate, and pay a fee as required by the City Council. <br />The City Council will pass a resolution establishing the <br />fees. <br /> <br />(d) All permits required to be issued by the City <br />Council will be issued only after the appropriate notices <br />have been sent to the adj acent property owners whose land <br />might be affected by the excavating, grading, surfacing <br />or filling, and a hearing held. The City Manager or <br />designate will determine who the affected adjacent <br />landowners are. <br /> <br />( e ) The <br />guarantees <br /> <br />City <br />that <br /> <br />Manager or <br />the proposed <br /> <br />designate, <br />filling, <br /> <br />may require <br />excavation or <br />
