Attachment F <br />16 5 DEVELOPER shall submit to the CITY Public Works Director a storm water <br />16 6 permit from the Rice Creek Watershed District prior to the issuance of a building <br />16 7 permit for any of the proposed development sites. <br />16 8 8.10 Park Dedication. Prior to the final plat approval, the DEVELOPER shall submit <br />16 9 to the CITY Finance Directar a payment in lieu of land dedication to the City in <br />17o the amount of $102,300.00. <br />171 9.0 PUD STANDARDS and CONDITIONS of APPROVAL: <br />172 The PROJECT shall also comply with the following specific standards: <br />173 9.1 General Development Standards. The certificate of survey, site development <br />174 plan, landscape plan, grading and utility plan, and building elevations shall be <br />17 5 part of the standards for PUD development of the Property. <br />176 9.2 Permitted Uses. The permitted uses and standards for the PROPERTY shall be <br />17 7 those uses and standards that are generally permitted by the underlying Regional <br />178 Business District ("RB"), subject to the following qualifications: <br />179 A two-story 141,000 square foot Retail Addition and Parking Deck addition may <br />18 0 be constructed generally along the northern portion of the Rosedale Mall and up <br />181 to five buildings may be constructed on the COMMERCIAL PADS in accordance <br />18 2 with the terms of this Agreement. These improvements shall be further restricted <br />18 3 by the requirements listed below. <br />184 9.3 General Design Standards. The design standards set forth in City Code Section <br />185 1005.02 shall apply, subject to the following: <br />18 6 9.3.1 Corner Building Placement. The corner placement requirement in Section <br />18 7 1005.02.A shall not apply to the Retail Addition or Parking Deck. <br />18 8 However, Section 1005.02.A shal] apply to Outlot developments that are <br />18 9 placed in areas where the Rosedale Mall ring-road and access road form <br />19 0 intersections. <br />191 9.3.2 Entrance ONientation. Where Section 1005.02(B) is applicable, the CITY <br />192 hereby designates County Road B2 as the primary street for the Retail <br />19 3 Addition. An entrance from the main level and the Parking Deck level <br />194 shall be oriented toward County Road B2. <br />195 9.3.3 Window and Door Openings. Concerning Section 1005.02(E), windows, <br />196 doors, or other openings shall camprise at least 20% of the northeast and <br />19 7 southeast facades of the two-story Retail Addition, and a minimum of <br />19 8 10% on the remaining facades. The south fa�ade, which connects into the <br />19 9 Mall, will not be required to include any exterior openings. <br />200 <br />201 <br />202 <br />203 <br />204 <br />205 <br />9.3.4 Garage Doors and Loading Docks. All docks, refuse, recyclables, and/or <br />compactors shall be located in an area not visible from the general public <br />or viewed from County Road B2. Similarly, Section 1011.11.B of the <br />Zoning Code requires waste and recycling areas to be enclosed. Such <br />areas must be designed into the building plan submitted to the CITY <br />Community Development Director for review and approval prior to <br />11/11/15 Ver. 5 <br />
