Attachment C
127 (i) Sustainability Improvements
128 Multiple sustainability techniques are incorporated into the development plans
129 including but not necessarily limited to:
130
131
132
133
134
135
136
137
138
L Implementation of high quality construction standards and the use of high quality
construction materials to ensure the longevity of the proposed project;
2. Improvements to reduce the project's energy load, incrcase energy efficiency,
and maximize the use of renewable energy sources;
3. Inclusion of facilities to reuse or recycle water for on-site uses such as irrigation;
4. Enhancement of Indoor Environmental Quality (IEQ) by maximizing inCeriar
daylight, investment in appropriate ventilation and moisture control, occupant
control over systems such as lighting and temperature, and avoidance of
materials with high-VOC emissions.
139 (ii) Improved Storm Water Management
140 Where appropriate, maximizing the use of ecologically-based approaches to storm
141 water management, restoration or enhancement of on-site ecological systems, and
142 protection of off-site ecological systems through the application of Low Impact
143 Development (LID) practices.
144 (iii) Enhanced Buffering
145 Along property lines that abut different use types, limplementation of two lor more of
146 the following techniques:
147
148
149
150
151
152
153
1. Significant vegetative screening and maintenance of existing vegetation if
possible and appropriate;
2. Increased setbacks;
3. Inclusion of berms, walls, fencing, ar a combination of such.
(iv) Structured Parking
Inclusion of structure parking to minimize land area dedicated to vehicles thereby
maximizing uses elsewhere on the property.
Comment [BGA17]: Wc did not put a
specific number on this goal as we wanC to
push projects to be as sustainable as possible,
but not be overly resn ictive such that the
invesrtnents to achiave the goal become cost-
prohiUitive. Saying "multiple" sustainability
tcchniques are needed prcvents an applicant
from doing something small lilce using locally
sourced products as their aigument that the
goal is met. We can continue to mull over a
more objective threshold should such be
desired by the City Comcil.
/ Comment [BGA18]: For this category, we
are recommending a minimum of two
techniques be employed to qualify the
buffering as "euhanced." Additional
techniques can be added if desired.
/ Comment [BGA19]: Subsection (9)
154 (9) PUD Review Proeedure encompasses the overall PUD review process
which will require four steps: 1) Dcveloper
155 All requests to establish a Planned Unit Development overlay district shall be initiated by Open IIose, 2) PUD Concept Plan, 3) PUD
Preliminary Plan, and 4) PUD Final Plan.
156 following the steps below.
Page 5 of 13
