We <br />respec�fully request our canditional us� per�r�it b�e granted for the reasQns descnbed <br />below. <br />We will use the researeh plots specificatly for the purposes of agricultural research. <br />None of Ehe plants �rown or harw%ested are for resale, only to further aur research and <br />commercializatic�n pro�-ams. We will be seeking ta understand trait characteristics and <br />plant ��iability. The research p�ots will be r�ery carefully manitored by research <br />professianals and highly maintained throughout the �rowing season. As we are not <br />se�king coaxa��nercial farming results, ��e �vill employ the latest trends in toti�� impact <br />cultivation to limit fertilizer and chemical use and tilling of the plots. <br />S�ecific to items described in the C'ade: <br />l. We are not aware that our use is fn vio�ation with the Comprehensive Pian, <br />regulating Maps Qr ather adopted p�an�. <br />2. �Vie believe ���e can meet all requirements of the City Code. <br />3. We will not create an excessi�e burden on parks, streets and other public <br />facilities. Our �acility tivili be less busy than mpst i��dustri�l users. We da not <br />expect much truck traffic except far occasional deliveries. Our empioyee base <br />has a lorr�er density than most other businesses. Our outd�or researcli activities <br />wiIl e�zhanc� the "green" feel of the nearby park. �nd the city w�ill avoid a large <br />building in the ��ici►�ity of t��e park entrance. <br />4. `'Ve �elieve our pro�osed use will not be injurious to t�e surraunding <br />neighborhood, will not negakively impact traffic or property values and will not <br />otherwise harm the public health, safety and general welfare. Ta the cantrary, ��•e <br />believe Qur use wi�l enhance praperty values and bring far less additional trafiic <br />re�ative ta other user�, C)ur res�arch plot areas will be designed to limit any <br />chance of hann to the nearby park or residents. <br />5. The outd�or activity will tak� place either behind our priia�ary buiIding or to the <br />narth af the buildin� but in no cas� will it be between tlie buildin� and the public <br />street. Any stQra�e shed in additiar► to the main buildin� will be located behind <br />a�r rnain buildii�� as approved within our site plan. AlI equipr�ent ���i11 be stored <br />in the main buildin� or in a starag� shed. <br />6. We will eonsult with the ciky ptanners an the methad to screen the research plots <br />from the surrounding pubiic areas. Dur intention was to use a�reen approac�► of <br />benn� and �andscaping plants (shrubbery, etc.) <br />7. We ��vill work with city planners to approve a plan for the research plots to contain <br />chemic�l run-off frorn culti��ation activitie�. It is our be�ief t11at sucil activity �vill <br />be low impact regardless of mitigation.
