<br />parking between two adjacent properties is provided, wherein no <br />parking setback is required. <br /> <br />3. Rear Yard Setback: <br /> <br />a. Rear yard building and structure setback shall be a minimum of <br />twenty feet (20') in all industrial districts. <br /> <br />b. Where industrial districts abut directly on or are across an alley from <br />a residential district, all buildings, structures, storage of materials <br />and processing shall be set back one hundred feet (100') from the <br />rear lot line. <br /> <br />c. Parking of vehicles shall be permitted no closer than forty feet (40') <br />to the rear lot line of adjoining residential districts and shall be <br />screened from view from adjacent residential areas. The forty foot <br />(40') strip adjacent to the rear lot line shall be landscaped. Parking <br />of vehicles shall be permitted no closer than five feet (5') to rear lot <br />lines adjoining non-residential districts. <br /> <br />B. Lot Widths: Lot width shall be measured along the public right-of-way line and <br />shall not be less than one hundred feet (100') in all industrial districts. <br /> <br />C. Lot Area: Lot area shall be a minimum of one acre in all industrial districts. <br /> <br />D. Floor Area Ratio: The maximum floor to site area ratio shall be 0.4 for buildings of <br />one story and 0.6 for buildings of greater than one story. <br /> <br />E. Building Height: Building height shall not be greater than forty five feet (45') in any <br />industrial district. <br /> <br />F. Off-Street Parking: Off-street parking shall be provided as follows in all industrial <br />districts. <br /> <br />1. Size of Off-Street Parking Areas: Space for a single vehicle shall be nine <br />feet by eighteen feet (9' x 18') or larger, provided up to fifty percent (50%) of <br />the required spaces may be not less than eight feet by eighteen feet (8' x <br />18') when posted "Compact Vehicles Only". Aisles for ingress and egress <br />shall be provided and shall be a maximum of twenty four feet (24') in width. <br /> <br />2. Number of Off-Street Parking Spaces: There shall be two (2) car parking <br />spaces for every three (3) employees necessary to operate a full shift at <br />design capacity or one space for each one thousand (1,000) square feet of <br />floor area, whichever is greater. <br /> <br />The requirements regarding number of parking spaces for industrial <br />warehouse and storage uses, as set forth in subsections 1005.01 D21 and <br /> <br />3 <br />
