<br />grass, trees and other landscape features as may be appropriate. <br /> <br />d. Exception: with a combination of permanent year round screening <br />and landscaping, the parking setback of passenger vehicles (cars <br />and trucks of less than 1 ton capacity) may be reduced to twenty feet <br />(20') from the front property line. The combination of permanent <br />year round screening and landscaping may include: <br /> <br />1) <br /> <br />2) <br />3) <br />4) <br />5) <br /> <br />coniferous trees and street trees as designated in the City <br />Street Tree Master Plan, <br />shrubs, <br />berms, <br />masonry walls or other architectural improvements (no <br />setback variance required), <br />sunken parking lot elevations. <br /> <br />Any combination of d. 1) through d. 5) shall provide a minimum <br />permanent year-round height of thirty-six (36) inches from the <br />highest point of the parking lot curb, consisting of 80 percent opaque <br />screening of the parked vehicles as seen from the public right-of- <br />way. If deciduous material is used, the berm shall be higher and <br />require less in the amount of vegetation. Where landscape materials <br />are proposed, they shall be of such type and size to meet the height <br />and opacity requirements within thirty six (36) months or less after <br />installation. <br /> <br />e. Traffic visibility shall not be impeded by fencing, structures, plantings <br />or berms within forty (40') feet of an intersection or driveway. <br /> <br />2. Side Yard Setback: <br /> <br />a. The side yard setback of buildings or structures shall be ten feet <br />(10') in all light industrial districts and twenty feet (20') in all general <br />industrial districts. <br /> <br />b. Building or Structure Setback Where Industrial Tract Adjoins <br />Residential District: Where the side yard of any industrial tract <br />adjoins a residential district, the minimum building and structure side <br />yard setback shall be forty feet (40'). <br /> <br />c. Parking of vehicles and open storage shall be permitted no closer <br />than forty feet (40') to a side yard line adjoining a residential district. <br />All side yard area not utilized for parking or open storage shall be <br />landscaped. Screening provided along the interior side lot line shall <br />be set back a minimum of twenty feet (20') from any public right-of- <br />way line. Parking shall be permitted no closer than five feet (5') to a <br />side yard line adjoining non-residential districts, except where joint <br /> <br />2 <br />
