This was done in recognition Qf the obvious fact that i�asmucii as the <br />regi ona I shoppi ng cenfier wi I I f i na I ly be under c onstruc ti on thi s year, there wi I I <br />be considerable market for such uses in the immediate vicinity of the shopping <br />center <br />2, There is no secret to the fact that the Dayton Development Corporation is praposing <br />to purchase the property in e�uestion. �Used or� the past experience with the Dayton <br />Development �`urporation, we suggest that the over-all interests of the Village are <br />best served by this Corporation having control of the timing and the uses to which <br />the properhy in question is put. �`Jithin reasonable limitations as expressed by the <br />proposed "B-1(b)" District, we suggest that the properfy w�ii be developed in a <br />manne; compati5le to contiguous uses, the shopping center, and the Vilfage as a <br />whole. <br />3. The principal feature of the "B-1(b)" District is that �nly retai I uses of 10, Q00 <br />square feet or more will be allo�ved .vithin 400 feet of T. H: 36 We suggest tha� <br />retail �perations of this scale whic�- :��ould include supermarkets, furniture stores, <br />etc w��ld not create any aesthetic prohlemswith respect to properties across <br />Highway 36 Undef the controls as proposed in the "B-1(b)" District, we fee! <br />that this developrnent wi II be analogous to the office type structures �hat are r�ow <br />permitted in the "B-1 " District. <br />L�. The Gayton Deveiopment Ccrporation has su�mitted a preliminary develr�pment <br />program suggesting various uses that would be placed within the property in question. <br />��le have �eproduced this proposal and wi II have ii� avai lable fo� the public hearing <br />on Apri1 17'rh You �ti�ill note that all proposed uses conform to the zoning require- <br />ments as set forth in the proc�osed "B-libl" Distric'r <br />
