The Vi I lage Attorney has prepared a proposed draft �f the "B-1(b)" Districfi <br />wh�ch was reviewed by the Plar�ning Commission at a meeting at the �/illage <br />Hall on Apri I 13t{�. A copy of the proposed draft as prepared by the afitorney <br />is attached to this report with minor amendments as suggested by the Planning <br />Commission at that meeting. 1'hese amendments included the r�emoval of <br />autarnobile sales �nd service stations as special uses in the "B-1(b)" District, <br />The Planning Commission felt that if such uses were proposed�a rezoning would <br />be the praper procedure. Added to the special requirements section of the <br />proposed zoning district was a requirement initially suggested in the draft <br />that three percent of the land within a parking area be landscaped. This <br />requirement can ordinarily be met by landscaping the islands formed at th� <br />end of pa;king rows, We suggest that a sprinkl,ng or just c� few trees among <br />a parking area in this fashion v�if{ make a considerable impact on the appearance, <br />particularly from the area to the south across Highway 36. We have also adcfed <br />the p�eviousiy discussed �roposal that the parking areas be curbed with pre-ctzst <br />or po�red in place cancrete. Site plans for each structure as it is proposed for <br />deve�opment w�ulc� be subject to review by special permit c�s in the case of <br />Planned Unit Developrnents in fihe present orc�inance. <br />6. In summary, we suggest ti�at the adapfiation of the "B-1(b�"' �istrict as proposed <br />and its application to the subject property (andperhaps to other pro�aerties in rhe <br />Vi I lage) �voulcl be in t{ie best interests of the immediate area and the Vi Ilage as <br />a whole <br />-�- <br />
