The property in question is at the immediate corner of the entrance to the <br />shopping center off af County Road B'2 licanthat confehences attthe Village <br />Avenue. W�e have suggested to the app <br />Hall, that the site proposed for a tires, batteries, and acces��ories center <br />is inappropriate and does not conform to the overall plans submitted first <br />by the Allied Stores people and later by the Dayton Development Corporation. <br />You will note from the sketch at the left, that if a precedent is set for <br />developing such uses along the boulevard between the shopping cQnter <br />parking and County Road B-2, there will undoubtedly be a whole string <br />of suchbusiness uses developed in typical strip fashion along County Road <br />B-2. You will recall that an overal! plan was submitted for the shopping <br />center showing the expanded center wherein the parking is projected <br />beyond the lines as shown on the sketch at the left closer to County Road <br />B-2 and Highway 36. It is essential in our opinion, to out take any action <br />wihich would prevent this ultimate expansion from occurring as proposed <br />by the Dayton D�:�velopment Corporation . <br />2. Tires, batteries, and accessories centers are an appropriate use in a shopping <br />center area, but it is most important that these uses be developed within <br />the center and adhering to the 100 foot setback required. The intent of <br />the i00 foofi setback applying to the shopping center district is,of course, <br />to prevent the very thing that is being proposed here. We suggest that <br />in the case of the Rosedale C�nter appropriate location for such car care <br />centers would be where the parking lots divide between levels.
