A copy of the survey submitted by the Applicar�t is also <br />��t�ached indicating the �lmenseons and location of the existing structures <br />��n the propertyo You will r�ote that the immediate corner property occupied <br />by the existing office building measures 45 feet x 150 feet or 6,750 square <br />{feeta T�is property was developed prior to the adopfion of the 1459 Zoning <br />Ordinance and was left in a non-�conforming use wifih a single family zonee <br />5ubsequent to that the property to the south and to the west w�s rezoned to <br />the "R-2" District, and thus that porfion of the property in question on the <br />west side and the south sid� is currently zoned "R-2". The two properties <br />together (shown crass-hatched) have approximc�tely 102 feet of froiitage <br />on Snel I ing Avenue and a depth of 209 feet equal I ing an area of 21, 318 <br />square feeto <br />2. The applicc�nt has apparently occupied the small office building on the <br />immedial•e corner site for some time and conducts an insurance agency from <br />the premises, The applicant has r�aw purchased the adjoining property, and <br />is requesting that both praperties be rezoned to the "B-1" category which <br />allows office structures as a permitted usee <br />3. The appl icant apparently has no immediate plans for changing the premises, <br />bufi notes that if the property were destroyed he would not be able to <br />reconstruct it under the non-conforming use provisionso Although we ha�e <br />to be concerned about the quality s°� gle family home development to the <br />south, we suggesi� that combining the two properties can be an asset to t�� <br />neighborhood and the Village as a whole, Obviously, tripling the size �f <br />the office structure site could enable the ultimate developrnent of an ex�ellent <br />office arrangement providing adequate parking, landscaping, an� screening <br />so as to gen�rally enhance the area in questiono <br />
