In addition to this, the <br />ordinar�ce requires that where commercial properties are contiguous to "R" <br />zones, a 10 fc�ot buffer zone must be established and screening provided for <br />the entire commercial area and not just the parking areas. If there is adequafie <br />space to perform these important functions, it has been our experience that <br />the proper handling of a limited business site contiguous to a"R-1" district <br />can result in a very successful solution. It is usually those c�nditions creaited <br />by an inadequate space (to small a site) that create the worst problems. <br />5. (t is note-worthy that the "B-1" zone was originally establish�ed in the Rose:ville <br />Zoning Ordinance back in 1958 and 195� so as to provide a means of making <br />a reasonable transition fronn residential development to-oth��r forms of commercial <br />and industrial development.
