The Engineer and y�ur Planning Con�ultant have met with the applicant's architect <br />sever4l times to re��iew and adjust the proposal in question. Revised site plans have <br />been prep�ared indicating the G�ture right-of�ways required by the Highway Depart- <br />ment with respect to the Highway 36 Frontage rood and the realignment of $t. �raix <br />5 tree t . <br />2. On the ��uth side, th�e bui Iding proposed has a 40 Foot setLu,,,, trom the existing <br />right-af�way but wi I I be 30 f�et back from the F��ture r�ght-of -way I ine. (n view <br />of the extrema widths of Highwoy '6 in this or�a and the nature of the ground <br />around the building, we feel that this would not be a serious problem. <br />3. The office oroposed to be on the westerly side af the buiiding (facing Delux Check <br />Company) will be approximately 40 feet from the Future rig'�t-of-way of $t. Croix <br />Street. The variances required here, f. �ever, in that the existing right-of-way <br />is 20 feet From the corner of the proposed bu i Id ing . Thus, i t wou Id appear that this <br />would not be a serious probl.em either. <br />4. Th� building and plot plan have been redesigned to a twc-story office building and <br />a 200 x 90 foot warehouse a!I of which will be constructed of pre-cast masonry slabs <br />(similar to the Control Data Building). The applicant now proposes to have no renti;al <br />equipment outside of the building and can accommodate 50 parking spaces, which <br />conForm to the requirements �f the zoning ordinance for the office space and the <br />warehouse space involved. <br />5. We have reviewed details witli respe:,t to the drainage easement that apr,!;es to this <br />property and the Engineer has indicated his approval of the proposed construction <br />handled in the fashion as shown on the drawings submitted. This can be further <br />reviewed at the Public Hearing. <br />
