It was uniformly ad� <br />vised by all experienced peraona that this wou�.d be a gross waste of <br />money regulting in totally un�alable lots or irregular size a�id �hape and <br />accomplished at great expen�e. <br />In addition to a11 the probl�ms this woul�l create for Mr. Horton, it would <br />also create significant problema if these lats failed to pay their proportionate <br />�h�.re oi asse�sments. Zt goes without saying tha� the problem is precip- <br />itated to some extent by the assessments �presently pending against the <br />property, as w�ll as tho�e about io be asseased and forthcoming in the <br />very near future. V4�hile ii may have been possible last year or the year <br />before that for a land owner in the position of my clients to simply s:it and <br />�wait to see what happens, i� is no longer possible. Inactivity almost <br />amounta to abandonment un�ess the peraon has unlimited capital r�eeded <br />- with which �o support his land and pay the assessment� . <br />Under the circumstances, the proposal to s�mply divi�ie the Horton land <br />into three large, readily salable, usalale lotg, each fronting on Lake <br />pvya�so �ou].evax�d and the lake itself, seems a�ompletely satisfactory <br />'�olution: Each lot would have the benefit of all im.pr�vements recently <br />made by the` Village; each lot would be readi].y salable b�cau�e of the <br />` lake frontage; each 1ot would be much larger than the minimums requ�.red <br />by` the �l'illage; and t�e hom-es to be developed thereon would be of benefit <br />to the entire community. <br />Some he�itation to our proposal might be made because of the �act that <br />the legal descri.ptions for the proposed divisions appear somewhat com- <br />plicated. The legal descriptions are embodied in the three pages of <br />descriptions by I�on C. Hu1t hereto attached in which they are deacribed <br />as Lots 1, 2 and 3. �-Iowever, upon reading the descriptions and tracing <br />them out, one soon discovers that each single des cription ior each "Iot" <br />3s no more complex than Illlr. Hult's present description, but �.n fact, each <br />is even more simple. V6Thile the descriptions are long, they are really not <br />�omplex to a�nyone dealing in real estate fami��,ar with it, and I am sure <br />both the Village planner and engineer wi11 concur. On the surface thi� <br />single, rather technical, object3.on disappears. <br />
