Kuhne
West af Woodbridge and North of Owasso Boulevard
(See Sketchj
Approval of Prel iminary Plat
PLANNING CONSIDERATIONS:
1. The property in question was originally proposed as a part of the Village
Park in the 1960 study, Due to difficulties in attempting to purchase the
property from the landowner at that time, tf-e property was not included
in the park acquisition program. All the property in question is proposed
as a future park site in te overail Village Plan. The lot immediately
north of the property in question, at the end of Woodlynn is owneu by
the neighbos in the area and is utilized for park purposes.
2. The applicant proposes to get private access to lots 1 and 2 via the cul-de-
sac on Woodlynn, For this purpose, he has purchased that trapezoie of land
that extends into the lot east af lot 1 of the proposed development. Access
to (ofis 3, 4, S and 6 would be via a cul-de-sac to be constructed from Owasso
Boulevard. To accomplish this, the applicant request the use of the easfiery
60 feet of existing park site and in return propose5 to dedicate the area of
land to the west of liis development as shown in the sketch at the lef't.
The applicanf then proposes to consfruct a lagoon s shown in the sketch at
the I eft .
3. There are serious soil problems and thus seriaus engineering problems that must
be solved in the developmen'r of ffis property. The first question, however,
is that of the desirability of the property for park purpose as suggested n 1960
and reaffirmed in the new comprehensive pl6n. Thus, we suggest t:'at the
a; lication be referred to the Park Board for their consideration prior to
action by the Planning Commission.
