The property in question is zoned Shopping Center Districfiwhich provides for a 100 foot setback when contiguous to the single family zone as is the case he�•e. The property is proposed to be used for a new bank structure for which a charter has recently beeri approved by the controller of the currency. The bank is a permitted use in the shopping center districfi, but the applicant requests the approval of the vc�riances so as to be abl� to construct the building on the siteo 2. The applicant proposes to locate the building 80 feet from th� north property line which is a rear (ot line of homes fronting on Bruce ,4venue to the north. The structure would be 30 feet from Fairview Avenue and some 80 feet from the nearest point on Counfiy Road B-2, Thus, most of the traffic ingress and egress is oriented toward the shopping center with the corner being developed primarily for landscaping. The building as located should function well as a g4teway to the shopping center, with a considerable area on the corner left open for purposes of line ot si:ght for traffic at the intersection. 3. The applicanfi proposes to retain 10 feet of screer�ing along the north side contiguous to the driveways leading to the drive-up teller window units. Four of such tel ler units are proposed the nearest of which would be 40 feet from the property line to the north. All the proposed setbacks with respect to pqrking and buildings conform to or exceed the requirements of the normal 8-1, B-2 or B-3 district. The most important question is that of the handling of the 10 feet contiguous to the single family homes on the north side. Here we suggest the commission and council make certain that adequate screen is provided as required in the ordinance so as to protect the environment to the single family homes to the north. � :3
