We propose to build and operate a three bay, colonial style service <br />station. The building will face County Road "B" with the bay doars <br />io its rear. This will put the service station development in <br />harmon.ic Iine with any future development of �he commercially zoned <br />tract of land running west along Go�nty Road "B," <br />The buiiding will be completely finished on aIl four sides. Placin,g <br />the bay openings �o the rear accoimplishes several things: <br />I. A pleasin� facade will face each street at all times. <br />2� Gasoline fueling is done in a. separate traffic pa.ttern from that <br />of cars being otherwise serviced. <br />3• Ample, eff icient, safe marked parking areas are created. <br />(See piot plan) <br />4• Tkke site is efficientZy utilized both functionally and aesthetically. <br />There is no "back yard" and alI land is either in buiiding, <br />surfacing, or landscaping. This aids us in maintenance and <br />"hausekeeping" follow up. <br />Lighting will be controlled on—site. Fixtures are of a colonial style <br />compatible tc� the building. Pump islands will be shield�d by �olonial <br />style canopies of the same style as the building and white—roof�d to <br />ffiatch the huilding. <br />12• This development, under the standards, cades, and statutes governing <br />it, should present no significant thr�at to the health of occupants <br />of surrounding lands. BS� actual statistics known, and as evidenced <br />by insurance rates, service stations have an eYcellent safety record. <br />There is no factual basis on �ahictz to presume any undue safety threat <br />to patrons or to neighboring uses. <br />As to welfare, we propose this investment on our part on the basis <br />of the market inioLmation we have accumulated �ahich indicates it now <br />to be timely for us to offer this development as a useful and pr�fit.- <br />able service in the trade area. We base this on our assessment of: <br />Present and predictable population. <br />Present and emerging traffic patterns. <br />Present and predictable comgetitive distribution. <br />
