I therefore request tha- the fallowing
statemen be cons_dered at said hearing.
I have no nbjection against the operation of a dancing school per se. I do,
however. have some concern over the indirect efi'ects.
First, there is the problem of' traff'ic. At the end of classes there tends
to be an aceurnulation of cars waitin to picJ up students not only in the
drive way of' the residences at 1911 Dellwood Avenue but also along both sides
of' Dellwood Avenue and the south side of Roselawn Avenue. This results in a
considerably obscured £ield of vision when enterinQ Dellwood from Roselawn or
vice rersa. The considerable number of small children living along Dellwood
Avenue rnust also be taken into account when evaluatin this traffic situation.
Second. where will deviations of tis kind from the zning ordinance lead us?
If sornebody else in the neigh.borhood would like to start a similar enterprise
(i.. classes in art or home craft, a law affice an accounting service, etc.)
how could they justifiably be ri'used? There are several acres of as yet
undeveloped land immediately south of our neighbozhood which to the best of
my knowledge is zoned for single family residenia1 dwellings. With the
resert boom in apartment housin and service industry, it is easy to see
where considerable pressure might be exexted for rezoning or deviation from
existing zoning. Any development in this di•recti.on is bound to hav a
detrimental effct on property values of existing residences in he
neighborhood.
I recommend that the Villae Council and Plara:ning Commission study the matter
most careFully with ,he long term interests of everybody concerned in mind.
Respectfully,
-------___--____
, ^
Tage Falk
TF:ps
