I therefore request tha-� the fallowing <br />statemen� be cons�_dered at said hearing. <br />I have no nbjection against the operation of a dancing school per se. I do, <br />however. have some concern over the indirect efi'ects. <br />First, there is the problem of' traff'ic. At the end of classes there tends <br />to be an aceurnulation of cars waitin� to picJ� up students not only in the <br />drive way of' the residences a�t 1911 Dellwood Avenue but also along both sides <br />of' Dellwood Avenue and the south side of Roselawn Avenue. This results in a <br />considerably obscured £ield of vision when enterinQ Dellwood from Roselawn or <br />vice �rersa. The considerable number of small children living along Dellwood <br />Avenue rnust also be taken in�to account when evaluatin� this traffic situation. <br />Second. where will deviations of t�is kind from the z�ning ordinance lead us? <br />If sornebody else in the neigh.borhood would like to start a similar enterprise <br />(i.�. classes in art or home craft, a law affice an accounting service, etc.) <br />how could they justifiably be r�i'used? There are several acres of as yet <br />undeveloped land immediately south of our neighboz�hood which �to the best of <br />my knowledge is zoned for single family residen��ia1 dwellings. With the <br />�reser�t boom in apartment housin� and service industry, it is easy to see <br />where considerable pressure might be exexted for rezoning or deviation from <br />existing zoning. Any development in this di•recti.on is bound to hav� a <br />detrimental eff�ct on property values of existing residences in �he <br />neighborhood. <br />I recommend that the Villa�e Council and Plara:ning Commission study the matter <br />most careFully with �,he long term interests of everybody concerned in mind. <br />Respectfully, <br />-------___--____ <br />�,� ^ <br />Tage Falk <br />TF:ps <br />
