The entire parcel consists of 2, i$�g <br />acres. The Certificate of Abstract submitted with the app(ication indicates <br />that Standard Oil aiready owns the southwest corner which mepsures 152 on <br />Fairview) by 175 feet, and that the Qpyton D�velopment Corporation owns <br />the remainder. Thus, it would appear that the land has already been div.ided. <br />The appiicant, according to the file, is the Standard Oil Company and not <br />the Dayton Development Carporation. The proposed division of land as <br />indicated by a sketch submitted with the applicat�on, would leave a 115.71 <br />fooi� lot north of the propo�ed service station on Fairview with 85 feet of <br />frontage on the west side of the proper+y. This lot also would have a 30 <br />foot access to County Road B-2 on the west side of the property, and would <br />consist of a total of .93 acres. To the west of the proposed service station <br />site (shown in grey on the sketch at the left) would be a parcel of land with <br />approximately 172 fee'r of frontage on County Road a-2 consisting of .63 <br />acres. Thus, it would appear that the Dayton Development Corporation would <br />be the ppplicant for the division of the land. No indications are given as <br />to the reasons for the unusual division of the land nor for the prc,posed uses <br />they have in rninc�, <br />2• The applicant's propospl to construct a service station indicate the site as bei <br />feet by 175 feet. The 1,75 foot dimension includes 10 feet of right-of-wa ng �52 <br />which should be dedicated for the expansion of the Fairview Avenue righty <br />of-way from 33 feet 1�o the center line to 43 feet. Obviously, ps p�rt of <br />any platting or dividing of the land in question this 10 feet of right-of-way <br />should be dedicated. <br />3• We are sornewhat concerned that the proposed service station site is as <br />minimal as proposed. Normally, a 150 by 150 feet is the absolute minimum <br />site for a service station today. At this key intersection, one would question <br />- <br />whether or not the size proposed would be adequate for what will obviousl <br />Y <br />
