We are also concerned about the aesthetics of the site in question inasmuch <br />as this intersection will be a very important and prominent entrance to the <br />�hopping center and the quality industrial area to the west. No plans were <br />submitted as to the dPsign of the service station itself, but we note that the <br />service bays are oriented toward the shopping center (east). A number of <br />bet�ter designed service stations recently have oriented the service bays towards <br />the rear of the service station site rather than toward the front as proposed <br />in this case. Perhaps, because the site is small for the location, this may be <br />difficult under the circumstancesa <br />5, The appl icant has also requested a 10 foot setback on the north side rather <br />than a 20 foot as required in the industrial zone, hiere again, the need <br />for :�uch a request demonstrates the fact that the sit� may weil be inadequate <br />for the structure and volum� of business proposed. In any case, it is extr�mely <br />irnpArtant that adequate off-street parking be provided. The site ascurrently <br />designed cannot provide this space. <br />6. It would also be advisabl� ta question the Dayton Development Corporafiion <br />as to their proposal for any further service stations in relationship to the <br />shop�ing center. With the extreme shortage of land that exists contiguous <br />ta and in the vicinity of the shoppir�g center, it wauld seem to us desirable <br />to insure a single, large, wel I designed serviee station in the vicinity of <br />the westeriy side of the shoppinr� center. We question whether the current <br />proposal satisfies this criteria. <br />� <br />
