Following a discussion and review of the proposed development plan at the last meeting <br />of the Planning Commission, the applicant has adjusted his plan in general accord with <br />the intent of the Commission. It would appear that the plan now conforms to the <br />Ordinance in all respects, with the exception of the setback at the driveways from the <br />intersection of County Road B-2 and Fairview Avenue. <br />2. The parking plan has been adjusted so as to now accommodate 20 parking spaces with <br />three service spaces oriented to the west (away from the new bank structure and the <br />shopping center). In one respect, the development plan exceeds the Ordinance <br />requirement inasmuch as there is 15 feet of landscaped area between the pump islands <br />and the right-of-way. <br />3. �Ne have not received as yet, copies of the exterior elevations o� the building, indicating <br />the use of materials, etc. We understand, however, from discussions with the <br />representatives of the applicant, that they propose to use brick (on all sides) to match <br />the brick material to be utilized in the bank structure across the street (east side of <br />Fairview). The applicant has indicated that the completed elevations will be completed <br />in time for the public hearing. <br />4. The applicant has indicated on his development site plan, a ten foot "future <br />right-of-way taking" along Fairview Avenue. As <br />currently consists of 33 feet of right-of-way west of the� enterli ealThe Dayton e <br />Donaldson people have dedicated additional right-of-way on the east side, not only for <br />widening of Fairview Avenue, but County Road �-2 itself, and substantial acreage <br />dedicated to the Highway Department for the purpose of constructing the interchanges <br />at Fairview Avenue and Highway 36 and at Snelling Avenue and County Road B-2. As is <br />the case for all development contiguous to major thoroughfares in the Village, it has <br />been the practice to require the additional dedication at the time the property is <br />platted, divided, or otherwise developed. In terms of consistency, it would seem <br />appropriate to require the 10 foot dedication on the west side of Fairview with respect <br />to this property at this time, inasmuch as the division of the land constitutes what <br />would normally be a plat under the subdivision regulations. <br />
