5. The other remaining principai c�uestion relates to the setback of the driveways on the <br />corner as previously mentioned. After this initial application was received from this <br />applicant, the Village Ordinance was revised to require 50 feet distance from the nearest <br />driveway to an intersection of two streets. This distance v�ras formerly required to be 30 <br />feet. The applicant has secured from Ramsey County, permission to construct his <br />driveways 30 feet from the in�tersection along County Road B-2 and 40 feet along <br />Fairview Avenue. !t would, in our opinion, be extremely helpful to get as much distance <br />as possible, particularly along tF�e Fairview Iocation, where the distance is�.atuch more <br />critical than for traffic having passed through the intersection, as is the case along <br />County Road B-2 (proceeding wE;stward). A report from your engineer will be helpful in <br />making this judgement. The applicant contends (with some justification) that it would <br />be extremely difficult to acquir•e additional land to the north, inasmuch as it reduces <br />the size of the remaining parcel to the north having a deleterious effect on its future <br />use. An additional five feet could be acquired if the whole driveway system were to be <br />moved to the north, which would then eliminate the grass area along the five parking <br />spaces oriented toward the north property line. The driveways, we suggest, are al�eady <br />placed as close together as they should be, and we do not recommend achieving the 50 <br />feet by this device. <br />6. Assuming the architectural handling of the building will be well done, it would appear <br />that the development plan is an acceptable form pending a judgement of the driveway <br />setback from the corner and the dedication of the 10 feet of right-of-way on �he west <br />side of Fairview Avenue. <br />J <br />� <br />
