Following a di,cussion and review of the proposed deve9opment plan at the last meeting <br />of the Plannis�g Commission, the applicant has adjusted his plan in general accord rneith <br />the intent of the Commission. it would appear that the plan now corrforms to th� <br />Ordinance in all res�ects, with the ex�eption of the setback at the driveways frorn th� <br />inter�ectian of County Road B-2 and Fairview Avenue. <br />2. The parking plan has �een adjusted so as to now accorr�modate 20 parking spaces with <br />three service spaces oriented to the west (away from the new bank structure and the <br />shopping center). !n one res�ect, the development plan exceeds the Ordinance <br />requirement inasmuch as t,���re is 15 feet of landscaped area between the pur,�p islands <br />and the right-of-way. <br />�. We have not received as yet, copies of the exterior elevations of the k�uilding, indicating <br />the use of materials, etc. We understand, however, from discussions with the <br />representatives of the applicant, that they prapose to use brick (on all sides) to match <br />the brick material to be utilized in the bank structur� across the st�eet (east side of <br />Fairview). The applicant has indicated that the completed elevations will be completed <br />in time �or the public heari�g. <br />4. The applic�nt has indicated on his development sit�e plan, a ten foot "future <br />right-of-way taking" along Fairview Avenue. As you all k�ow, �airview Avenue <br />currently consists of 33 feet of right-of-vvay w�st af the centerline. The Dayton - <br />Donaldson people have dedicated additional right-of-way on the east side, not only for <br />widening of Fairview Avenue, �ut County Road B-2 itself, and substantial acre�ge <br />dedicated to the Highway Department for the purpose of construGting the interchar�ges <br />at Fairview Aven�e and Highway 36 and at Snelling Avenue and County Road B-2. As is <br />the case �or all development contiguous to major tl�oroughfares in the Village, it has <br />been the practice to require the additional dedicatian at the time the property is <br />platfied, divided, or otherwise developed. In terms of consistency, it would seem <br />appropriate t� re�uire the 10 foot dedication on t;�e west sicie of Fairview with respect <br />to this prope�ty at this time, irasmuch as the ciivision of the lard constitutes what <br />would normally be a plat under the subdivision regulations. <br />:; <br />
