5. The other remaining principai question relates to the setback of the driveways on the <br />corner as previously mertioned. After this initia� application was received from this <br />applicant, the Village Ordinance was revised to require 50 feet distance from the nearest <br />driveway to an intersectian of two streets. This d�stance was former(y required to be 30 <br />feet. The appiicant has secured from Ramsey Caunty, permission to construct his <br />driveways 30 feet from the intersection along County Road B-2 and 40 feet along <br />Fairview Avenue. It wauld, in our opinion, be extremei� helpful to get as much d�s',3nc� <br />as possible, particularly along the Fairview location, wh�r� the distance is much more <br />critical than for traffic �aving passed through the irzt�rsection, as is the �ase along <br />County Road B-2 (proceeding westward). A report from your engineer will be helpful in <br />making this judgement. The app�icant �;ontends (with some jus�tfication) that it w�i�ld <br />be extremely difficult to acquire additir�r�al land t� the north, inasmuch as it red�sces <br />the size of the remaining parcel tc the n�rth having a del�terious e�fect on its future <br />use. An �dditional five feet cauld be acquired if Lhe whole ciriveway system were to �.�e <br />movec! to the north, which would then eliminate tfie grass area along the five parking <br />spaces oriented toward the north property iine.
