5. The other remaining principai question relates to the setback of the driveways on the
corner as previously mertioned. After this initia application was received from this
applicant, the Village Ordinance was revised to require 50 feet distance from the nearest
driveway to an intersectian of two streets. This dstance was former(y required to be 30
feet. The appiicant has secured from Ramsey Caunty, permission to construct his
driveways 30 feet from the intersection along County Road B-2 and 40 feet along
Fairview Avenue. It wauld, in our opinion, be extremei helpful to get as much ds',3nc
as possible, particularly along the Fairview location, whr the distance is much more
critical than for traffic aving passed through the irztrsection, as is the ase along
County Road B-2 (proceeding westward). A report from your engineer will be helpful in
making this judgement. The appicant ;ontends (with some justfication) that it wild
be extremely difficult to acquire additirral land t the north, inasmuch as it redsces
the size of the remaining parcel tc the nrth having a delterious efect on its future
use. An dditional five feet cauld be acquired if Lhe whole ciriveway system were to .e
movec! to the north, which would then eliminate tfie grass area along the five parking
spaces oriented toward the north property iine. The driveways, we suggest, are already
placeci as clos together as they shauld be, ad we do r,at cmmend achieving the 50
feet by this device.
 6. 'ssurring the architectural hand9ing of the building wil be well danz it would a
_ ppear
thar thG development plan is ar acceptable form ending judgemenw of the drveway
setback frQm the ccrner and the dedication of the 10 fee, of right-of-way r the west
side of Fairviev Avenue.
'`

;,
