_ ',: . ; _
.... . ;,;.
 ' . -
.
be a heavy volume of trade related as it is to the shopping center hnd the industrial
area to the north and west. The site indicates no off-street parking w-hich isnf
course, required as a part of tRe ordinance.
4. We are also concerned abcut the aesthetics of the site in question inasmuch
as this intersecticn will be a very important and prominenfi entrance to the
shopping center and the quality industrial area to the west. No plans were
submittd as to the design of the scrvice station itself, but we nofie that the
service bays are oriented toward the .hopping center (east). A number of
better clesigned service stations recently have oriented the service bays towars
the rear af the service station site rather t;an toward tl-ie front as proposed
in this case. Perhaps, because the site is smc:ll for the lacation, this may be
diffi:.uft under the circumstances.
5. fhe app) icant has also reuested a 10 foot setback or, the north side rather
lrhan a 20 fc,ot as required in the industrial zone. Here -gain, the need
fcr such a reqest demonstrates the fact that the site may .vell be inadequate
for the structure 7nd volume uf iusiness propoed. !n any case, it is extremely
imp.rtant that adecuate off-street raarking be provided. The site ascurrently
desivned cannot provdE this space.
6. It wouid olso be advisable to question Phe Gayton Development Corporation
as to thir proposal for any f:rther service stations in relationship ta the
shopping center. With the exteme shortage of land that exists contiguous
to and in the vicinity of the shoping cnter, it would seem to us desirable
to insure a ingle, large, weli desc, ned service station in the vicinity of
the westerly sde of the shopping centei. We question whether the current
proposa) satisfie5 this criteria.
_ I ; - , i i - - ,.---_ N , , . . . . . .
