Another variance is requested for the sign on top of the canopy which would <br />ardinarily be required ta be 30 feet back from the property line. 'fhis sign, <br />from the cfrawings, would appear to be 35 feet from the existing ri��ht-of-way <br />and approximatel� 19 feet from�the new right-o�F-way thus, with rE;spect to <br />sign locations no variances would be required from existing right-c>f�way <br />but neither of the signs would conform to th� regulations with respect to the <br />proposed right-of-way . <br />6. Another question is that of parking requirements. Applying the prirking formulcs <br />stated in the ordinance to the retail space proposed, would requir�: 42 parking <br />spaces over�ll. iNe suggest, however, that when retui{ space is combined <br />with a service station as is the case here, 42 parking spaces are not ne:cessary. <br />This i5 obviously true, inasmuc� as a great deal of the retai! sales are rnade <br />from persons w{iose cars are being serviced with gasol ine. The appl icant <br />estimates that 60% of their sales are made on such a basis. The crpplicant <br />furthPr notes that 30% of their business comes fram customers who get gas <br />and then park in an off-street parking space to do further retail shopping. <br />Ten percent of the business comes from persons utilizing the parking spaces <br />nnly wi9�hout purchasing gasoline. Our experience in other service stations <br />of thi.s general type indicate that these percentages are probably correct. <br />In gen�ral, we suggest that the 30 parking spaces proposed, in addition to <br />the 8 spaces available afi the pump islands are more than adequate for this <br />size retail operation proposed. <br />7, i'erhaps the most serious problems with respect to this proposal arethose of the <br />handl ing of the right-of-way and fihe signs. In general, the Vi llage has been <br />very consistent ih th'e past i n enforci ngthe sEgn ordiria nces throughout the Vil (age. <br />In general, this requires that all signs be setback 30 feet from the right-of-way <br />with the exception of service stations which are allowed to have a single <br />64 square foot pedestal sign within 6 feet of the right-of-way. <br />� <br />�-J <br />
